The service

What New Roofs & Re-Roofs Involves

A re-roof means stripping the old coverings back to the rafters and rebuilding the roof properly: new breathable membrane, new treated battens, new tiles or slates, and new ridge, hip and verge details. A new roof is the same job on a new structure, such as an extension or a garage conversion.

It's the right call when the roof has reached the end of its life rather than suffering one isolated fault. Typical signs are tiles that slip again weeks after being refixed, widespread cracked or porous tiles, sagging between rafters, failed underlay you can see from the loft, or several leaks in different places at once.

Professional help matters because a roof is a system. Ventilation, membrane laps, batten gauge, fixings and flashings all have to work together. Get one wrong and you can trap condensation in the loft or let wind-driven rain under the tiles, even on a brand-new roof. We plan each re-roof around your house, and Bobby and the team of four do the work themselves from scaffold to clean-up.

Wait Another Winter

Repairs stop working

On a worn-out roof, fixing one leak often just moves the water somewhere else. You keep paying call-outs while the real problem grows.

Hidden timber rot

Water that gets past failed underlay soaks into battens and rafters. Rotten timbers turn a straightforward re-roof into a structural repair.

Damaged ceilings & insulation

Wet insulation stops working and stained, sagging plasterboard has to be replaced, adding decorating costs on top of the roof.

Damp & mould inside

Persistent moisture in the loft and upstairs rooms leads to mould on walls and ceilings and a musty smell that's hard to shift.

Common Mistakes
Homeowners Make

  • Choosing the cheapest day-rate quote and watching the bill grow as the job goes on
  • Patching a roof that has clearly reached the end of its life
  • Overlooking ventilation, which causes condensation under a brand-new roof

In detail

New Roofs & Re-Roofs Across
Leicester & Blaby

Tiles, slates and materials

We re-roof in concrete interlocking tiles, clay plain tiles and natural or man-made slate, matched to your house and to the look of the street. Under the coverings we fit breathable membrane, which lets moisture escape from the loft while keeping rain out, on new treated battens set to the correct gauge for the tile you've chosen.

Ridges, hips and verges

The edges and peaks of a roof take the worst of the weather. Depending on the roof we use traditional mortar-bedded ridges and verges or dry-fix systems that are mechanically fixed and need far less maintenance. Leadwork around chimneys, abutments and valleys is renewed at the same time so the whole roof is watertight, not just the tiles.

Ventilation and condensation

Modern loft insulation keeps more heat in the house, which makes the roof space colder and more prone to condensation. We build ventilation into the eaves, ridge or tiles so the loft stays dry. This is one of the most overlooked parts of a re-roof and one of the main reasons cheap roofs fail early.

Full re-roof or partial re-roof?

Not every roof needs replacing in one go. If one slope faces the weather and the other is still sound, we'll tell you. You'll get photos from the inspection, a drone inspection where it helps, and an honest view on whether a full or partial re-roof gives you better value.

Terraces, semis, bungalows and extensions

Across Leicester and Blaby we work on everything from Victorian terraces to post-war semis, bungalows and modern extensions. Each one has its own details, such as party walls, valleys, dormers and roof windows, and we plan scaffold, access and tidying around your household.

Homes and Rental Properties

Most of our new roofs & re-roofs work is for homeowners, from terraces and semis to bungalows and detached houses. We also work for landlords who need a reliable fix and a clear record of what was done. Every job gets the same approach: a proper look at the roof, photos of what we find, and a fixed price before anything starts. If you're a landlord or a prospective buyer rather than the owner occupier, a £75 fee applies to the inspection; for homeowners it's free.

How to Choose a Roofer

Ask for a written, fixed price rather than a day rate, so the cost can't creep up once the scaffold is up. Ask to see photos of the problem before agreeing to anything. Check the guarantee, and get it in writing. Ask who will actually be on your roof. With us, it's Bobby Button and a team of four from start to finish, and the guarantee for your job is confirmed with your quote.

What to Expect on the Day

We turn up when we say we will and talk you through the plan before work starts. The roof is kept weathertight at the end of every working day, and we clear away old materials and debris as we go. When the job is finished we check it over, show you the completed work and tidy the site properly, so the only thing you notice is a roof that works.

Your Guarantee, Explained

Guarantee length depends on the type of work. A new roof is guaranteed for 25 years as standard. Work involving breathable membrane, including many leak repairs, is usually guaranteed for 10 years and in some cases 5. Cement work such as mortar and pointing is guaranteed for 5 years. Whatever your new roofs & re-roofs involves, the exact guarantee is written into your quote, so you know where you stand before you say yes.

"Robert and his team done a fantastic job. I had a leak on my roof which they fixed very promptly, I also had them re-point my ridge tiles on my roof and it looks great. Very happy with the service, would definitely recommend."
